01 · Estimates & scheduling

01How long does an estimate take?

We walk the site within a week of your call, and email a line-item written estimate inside 5 business days of the visit — no “we’ll call when we can” timelines.

02Are estimates free?

Every initial estimate is free. Detailed design packages (3D renders, stamped engineering) carry their own fee that credits back in full against the construction contract if you build with us.

03What’s your service area?

Within 60 miles of Woodland Hills. That covers most of LA County, the San Fernando Valley, the Conejo Valley, Ventura County, and coastal communities from Malibu to Long Beach.

02 · During the build

01How do payments work during the build?

California contractor law caps the initial deposit at 10% or $1,000, whichever is less. After that we bill against milestones tied to real work — demo complete, framing complete, rough-in passed, finish complete. Never for work we haven’t done.

02Do you pull permits?

Yes. Every permit-required job includes city filing, inspection scheduling, HOA architectural review, and engineering stamps when the city requires them. The cost is in the estimate — not a mid-project change order.

03How do you protect my yard during construction?

Access paths are laid with plywood or ram board to keep lawn and pavers intact. Adjacent planting is wrapped or flagged. We sweep the site daily, contain debris in a dumpster (not on your driveway), and run a magnet sweep over every foot of grass when we’re done.

04Can we stay home while you work?

Yes. We stage noisy trades (demo, concrete saw) during agreed windows, and we always keep a clear walking path from the house to the street. Pool and roofing builds may briefly require you to reroute — we flag that in advance.

05What happens when it rains?

We tarp ledger lines, wrap open structures, and pause concrete pours rather than force them. Weather-hold days don’t cost you extra — they’re baked into the schedule contingency we publish before day one.

03 · Warranty & aftercare

01What’s your warranty?

Written workmanship warranty on every trade — five years on framing/carpentry, seven years on paint, ten years on roofing and pools. Manufacturer warranties on top (Trex 25–30 yrs, Pebble Tec 10 yrs, Alumawood lifetime). Details on the final walkthrough paperwork.

02What if something goes wrong a year later?

Call the main line. Every client gets a named project manager whose cell is on the warranty page. In-warranty repairs are handled by the same crew that built it — no sub-out, no runaround.
